Position Summary 

As a Senior Property Manager (Multi-Site), you will oversee the day-to-day operations and management of multiple designated communities, including leading and supporting a diverse team of property management professionals. In this role, you will ensure exceptional service delivery, resident satisfaction, and overall operational efficiency. Your responsibilities will include leasing, marketing, financial management, staff supervision, and fostering a sense of community among residents.  

Additionally, you will partner with your Regional Property Manager, to help uphold 11 Residential’s operational standards and support the consistent application of company policies and procedures.    

This position requires strong performance at your properties while effectively leading and managing your team members. 

 
What you'll be doing 

  • Maintain high property occupancy rates through effective resident retention strategies and tailored leasing and marketing approaches at multiple sites with an elevated unit count.  

  • Supervise maintenance and leasing staff, delegate tasks, provide training and coaching, and ensure timely completion of work across your sites.  

  • Review and approve lease applications, ensuring compliance with company policies and standards. 

  • Stay informed about current market conditions and competition to optimize property performance. 

  • Increase revenue while managing controllable expenses, including revenue collections and delinquency control. 

  • Provide exceptional customer service to residents, promptly addressing any issues or concerns. 

  • Oversee maintenance operations to ensure timely completion of service requests and adherence to quality standards, including managing positive relationships with vendors and negotiating contracts. 

  • Coordinate resident activities and communication, including monthly newsletters and community events. 

  • Prepare and deliver financial and marketing reports to stakeholders in a timely manner. 

  • Manage the property budget and adhere to budgetary guidelines and purchasing protocols. 

  • Maintain strong working knowledge of systems and processes such as Yardi Voyager, CRM IQ, RentCafé, HappyCo, Grace Hill, Employee Handbook, various new hire training materials, and other 11 Residential operational systems.  

  • Continuously learn, utilize, and assist with various workplace applications and tools to expand your individual and the company’s capabilities. 

  • Conduct regular property inspections to maintain curb appeal and address maintenance needs. 

  • Collaborate with leadership and Human Resources on various functions, including recruitment, performance management, and employee relations. 

  • Maintain a flexible schedule to meet operational needs and varying schedule requirements.   

  • Assist other properties, if needed, to support overall operational goals. 

  • Fulfill any other duties assigned by management based on business needs. 

Education and Qualifications 

  • 5+ years of experience in managing multifamily properties is required, with direct experience of on-site operations people management highly preferred.   

  • Multi-site property management experience is highly preferred. 

  • Strong Proficiency in using Yardi Property Management Software, HappyCo, RentCafe, CRM IQ, Grace Hill, and other 11 Residential software platforms. 

  • Proficient in Microsoft Office Suite including Word, Outlook, Excel, and Teams. 

  • Strong knowledge of Fair Housing laws, and company policies and procedures.   

  • A CAM or other industry specific certifications are a plus.   

  • Must possess a high level of integrity and compassion with an emphasis on teamwork, inclusion, growth, and customer service. 

  • Being bilingual in English and Spanish is an advantage. 

  • High school diploma or equivalent (GED) required. 

  • Must hold and maintain a valid driver's license. 

  • Must be able to work on-site. This position is not eligible for remote work.  

Compensation  

  • The base compensation range for this position is $36 to $38 per hour.

Physical Requirements  
To successfully perform the essential functions of this job, the employee must be able to:  

  • Perform work in a professional office environment. 

  • Must be able to use standard office equipment such as computers, phones, photocopiers, and fax machines. 

  • Regularly required to sit, and to move about the various work environments to train, monitor and ensure compliance with all company requirements. 

  • This role requires the ability to walk the property (or properties) regularly, including climbing stairs, to show apartment homes and amenities to prospective residents. 

  • The position may involve standing for extended periods and moving throughout the community in various weather conditions. 

  • Verbally communicate with employees, co-workers and customers in person, virtually, and by phone. 

  • Lift, push, and pull up to 25 pounds. 

  • Travel to various worksites that may require overnight stays, flights, and/or prolonged travel in a vehicle.
