Position Summary   
As a Regional Property Manager, you will lead the operational and financial performance of a portfolio of properties across multiple markets. You will oversee and support on-site teams to ensure consistent service excellence, regulatory compliance, and alignment with company standards. This role includes coaching and mentoring staff, executing strategic plans to optimize financial goals, and driving overall portfolio success. With a strong focus on leadership, financial oversight, and customer satisfaction, you will play a critical role in fulfilling our mission of providing a quality living environment to enhance the lives of our residents!  

What You’ll be Doing:

Leadership & Team Development

  • Supervise, mentor, and coach Property Managers and site teams, ensuring consistent performance and adherence to company standards.
  • Support recruiting, onboarding, performance management, and employee relations in partnership with HR.
Operational Oversight
  • Ensure properties meet 11Residential standards and deliver an “11 out of 10” resident experience.
  • Collaborate with departments (Marketing, IT, Finance, etc.) to align operations with company systems and policies.
  • Oversee leasing practices through audits, coaching, and performance reviews.
  • Conduct site inspections and property audits to ensure regulatory and operational compliance.
Financial Management
  • Develop, manage, and approve annual operating and capital budgets.
  • Monitor financial performance, collect receivables, and control expenses to meet goals.
  • Analyze monthly financials, address variances, and drive revenue through rent optimization and expense control.
Property Performance & Strategy
  • Track KPIs including occupancy, rent growth, and maintenance efficiency.
  • Implement strategies to optimize economic occupancy and overall performance.
  • Manage preventative maintenance schedules, capital improvements, and renovation projects.
Resident Experience & Retention
  • Ensure high-quality resident experience to drive satisfaction and retention.
  • Monitor service delivery, resolve escalated resident issues, and improve customer interactions.
Compliance & Risk Management
  • Ensure adherence to all federal, state, and local regulations.
  • Conduct regular audits, safety inspections, and manage risk-related issues such as insurance claims and legal matters.
  • Travel regularly to properties within the portfolio.
Education and Qualifications:    
  • A high school diploma or GED is required; a bachelor’s degree is strongly preferred.
  • 5+ years of on-site property management experience, including 2+ years directly supervising Property Managers is required.
  • Skilled at extracting data-driven insights from system reports and effectively communicating findings in clear business and financial terms to diverse stakeholders.
  • Strong experience working with property financials, including creating and maintaining budgets.
  • Demonstrated leadership and strategic thinking skills, with a strong ability to manage overall operations, and drive revenue growth.
  • Strong experience with supporting positive resident engagement and retention.
  • Demonstrated excellency in general office administration and bookkeeping as well as a strong sales acumen.
  • Proficiency in Yardi Property Management software, working knowledge of other industry-related software applications, and an aptitude for learning new systems.
  • Strong computer literacy and proficiency in Microsoft Office Suite.
  • A CPM, CCI, RPA, or CAM designation is a plus.
  • Being bilingual in English and Spanish is a plus.
  • Possess a high degree of flexibility and tolerance for change, with the agility to prioritize work in a fast-paced environment.

Compensation   
  • The base compensation range for this position is $120,000 to $140,000 annually.

Physical Requirements 
To successfully perform the essential functions of this job, the employee must be able to:  
  • Perform work in a professional office environment.  
  • Must be able to use standard office equipment such as computers, phones, photocopiers, and fax machines.  
  • Regularly required to sit, and to move about the various work environments to train, monitor and ensure compliance with all company requirements.  
  • Be able to complete regular property walks, which may include uneven surfaces, navigating stairs, and outdoor conditions.
  • Ability to push/pull/lift up to 25 lbs.
  • Verbally communicate with employees, co-workers and customers in person, virtually, and by phone.  
  • Travel to various worksites requiring overnight stays, flights, and/or prolonged travel in a vehicle.
