Unit Turn Technician
This is a roving position supporting properties within 11 Residential's portfolio from Seattle to Everett with occasional travel to properties outside this area. Due to the travel aspect of this position, the qualified candidate will be eligible for a monthly driving stipend.

Job Summary
The Unit Turn Technician reports to a Regional Maintenance Supervisor and is responsible for preparing apartment homes for new residents and ensuring all maintenance tasks related to unit turns are completed to 11 Residential standards. Primary responsibilities include performing maintenance tasks such as ensuring timely delivery of market-ready units, maintaining accurate turn tracking in company systems, and supporting the overall appearance and condition of vacant units. This role requires travel to various properties within a given region. What you'll be doing:
- Perform all unit turnover tasks, including painting, drywall repair, appliance maintenance or replacement, and any additional work necessary to ensure units are rent-ready.
- Diagnose and repair, or replace plumbing systems, including faucets, showers, sinks, water heaters, dishwashers, washers/dryers, and garbage disposals.
- Troubleshoot and maintain electrical systems including lighting, outlets, switches, ceiling fans, and breakers.
- Troubleshoot and repair major and minor mechanical systems.
- Perform basic HVAC diagnostics and repairs and coordinate vendor support for complex systems.
- Replace and repair hardware such as doors, locks, handles, and window/patio door screens.
- Repair or replace light fixtures, blinds, windows, and cabinetry.
- Assist with flooring installations and repairs.
- Oversee and maintain the unit turn process by updating both physical Make-Ready Boards and internal maintenance software, HappyCo, ensuring timely completion of tasks and clear, consistent communication.
- Communicate daily with on-site property staff to align on unit readiness and maintenance priorities.
- Travel to various properties to support unit turn goals.
- Other related duties may be assigned based on business needs.
Education and Qualifications
- 2+ years of experience in property maintenance, general maintenance/construction, and/or related field.
- Multi-family property management experience is preferred.
- General working knowledge of HVAC and electrical systems, including troubleshooting of heating units, air conditioning, switches, elements, and outlets.
- General knowledge of major and minor mechanical systems.
- Basic computer and software skills including apps and Microsoft Office.
- Must be able to meet the physical requirements of the job and safely work with paints, pool chemicals, and other potentially hazardous materials in compliance with safety standards.
- Ability to work both indoors and outdoors in varying weather conditions, including exposure to heat, cold, and other environmental elements.
- Strong written and oral communication skills are required.
- A valid driver’s license and reliable transportation is required.
- Must be able to travel to designated work sites throughout the identified portfolios.
- A high school diploma/GED.
- Must be able to work on-site. This position is not eligible for remote work.
Benefits and Total Compensation
- The base compensation range for this position is $25 to $30 per hour (depending on experience and skills).
- This position also provides a monthly driving allowance of $500 per month.

Physical Requirements
To successfully perform the essential functions of this job, the employee must be able to:
- Lift, push, and pull up to 100 pounds.
- Walk the properties several times daily, up to 10 miles a day.
- Walk on uneven surfaces and climb several flights of stairs on a regular basis.
- Visually and audibly observe and detect signs of emergency.
- Sit, stand, reach, bend, and stoop for extended periods of time.
- Use standard maintenance equipment.
- Ability to work in indoor and outdoor environments with exposure to varying weather conditions, including heat, cold, ice, snow, dry conditions, and other inclement weather.
- Speaking and expressing or exchanging ideas by means of written and spoken word.
- Convey detailed or important spoken instructions to other workers accurately, loudly, or quickly.
